The project is located on the outskirts of Buenos Aires, on a unique 6,300 m2 lot facing the river and with views of the city skyline. The main idea was to generate the maximum use of the visuals, with a contemporary and young proposal, thinking of each unit of the complex as a private house.
A building with two parallel volumes was proposed on two levels, separated from each other by large patios with trees and native vegetation, which serve as a bellows between the entrances to the ground floor units and the semi-covered garage spaces. This distribution around the interior patios, means that all environments can enjoy an extraordinary glazed surface that guarantees effective and prolonged lighting, ventilation and sunlight.
The volumes are connected by glazed bridges that house both the common and private circulation of the apartments, dividing them with a permeable wall of wooden posts that continues to the ground floor, forming part of the structure. In the same way, a library accompanies the circulation and filters the view towards the courtyards and between apartments.
On the ground floor there are 4 functional units with 3 bedrooms en suite and dressing rooms, with landscaped living rooms making the most of the views and generating generously sized semi-covered expansion areas.
Upstairs there are 6 units with the possibility of 4 bedrooms or 3 bedrooms and a playroom each. Over the garage area on the ground floor, the private bedroom wing is distributed, which is connected to the public area through the bridges, creating a clear functional zoning.
Between the street and the building, a green lung is proposed which plays a fundamental role since it generates a visual and functional barrier, isolating the built-up area from the street and the Tren De La Costa, proposing there socialization areas with grills and stoves to share with guests.
We chose to use materials such as concrete, wood, iron and glass to realize this idea of a contemporary home that is warm and friendly at the same time.
[:es]El proyecto se encuentra ubicado en las afueras de Buenos Aires, en un lote único de 6300 m2 frente al río y con vistas al perfil de la ciudad. La idea principal fue la de generar el máximo aprovechamiento de las visuales, con una propuesta contemporánea y joven pensando cada unidad del conjunto como una casa particular.
Se propuso un edificio de dos volúmenes paralelos en dos niveles, separados entre sí por grandes patios con árboles y vegetación nativa, que sirven de fuelle entre los accesos a las unidades de planta baja y los espacios de cocheras semicubiertas. Esta distribución alrededor de los patios interiores, lleva a que todos los ambientes puedan disfrutar de una extraordinaria superficie vidriada que garantice la iluminación, ventilación y asoleamiento de manera eficaz y prolongada.
Los volúmenes se conectan por puentes vidriados que alojan tanto la circulación común como la privada de los departamentos, dividiéndolas con un muro permeable de parantes de madera que sigue hasta la planta baja conformando parte de la estructura. De la misma manera, una biblioteca acompaña la circulación y tamiza la vista hacia los patios y entre departamentos.
En planta baja se distribuyen 4 unidades funcionales de 3 dormitorios en suite y vestidores, con livings apaisados aprovechando al máximo las vistas y generando áreas de expansión semicubiertas de generosas dimensiones.
En planta alta se disponen 6 unidades con posibilidad de 4 dormitorios o 3 dormitorios y playroom cada una. Sobre el área de cocheras en planta baja, se distribuye el ala privada de dormitorios, la cual se conecta al área pública a través de los puentes, creándose una clara zonificación funcional.
Entre la calle y el edificio, se propone un pulmón verde el cual cumple un papel primordial ya que genera una barrera tanto visual como funcional, aislando el área edificada de la calle y el Tren De La Costa, proponiendo allí áreas de sociabilización con parrillas y fogones para compartir con invitados.
Elegimos utilizar materiales como el hormigón, la madera, el hierro y el vidrio para concretar esta idea de vivienda contemporánea y a su vez cálida y amable.
